1. About Hoodi

Hoodi (“we”, “us”, “our”) is a free UK neighbourhood and property intelligence service operated at hoodi.co.uk. By using this website you agree to these terms. If you do not agree, please do not use the service.

2. Use of the service

Hoodi is provided for personal, non-commercial research purposes. You may not use Hoodi or its underlying API to build competing services, scrape data at scale, or redistribute data without our written permission. Automated queries beyond normal browsing are not permitted without an API licence agreement.

3. Data accuracy and disclaimer

Data displayed on Hoodi is sourced from UK Government open data and third-party open datasets. A full list of sources, licences, and data freshness is available at our data sources page.

We make no representations as to the accuracy, completeness, or timeliness of any data shown. Data accuracy and completeness varies by local authority and data provider. Absence of data does not indicate absence of a restriction, risk, or service.

Hoodi data must not be relied upon as a substitute for professional property surveys, legal advice, conveyancing searches, or any other formal due diligence. Always verify important information independently before making property, financial, or legal decisions.

4. Specific data limitations

  • Flood risk: Shows Environment Agency planning zones. These are not live flood warnings. Check the official flood warning service for current alerts.
  • Crime statistics: Data is typically 2–3 months behind the current date. Figures are aggregated by neighbourhood area and may not reflect conditions at a specific address.
  • Schools: Ofsted ratings reflect the most recent inspection and may not reflect current performance. Catchment boundaries are indicative only — contact the local authority or school for admissions guidance.
  • Walking times: Estimates are based on straight-line distance adjusted by a standard urban path factor. They do not account for road layout, terrain, traffic signals, or individual walking speed.
  • Parking, road restrictions, and local services: Data availability varies by local authority. Absence of data does not confirm the absence of a restriction or service.

5. Limitation of liability

To the fullest extent permitted by law, Hoodi accepts no liability for any loss, damage, or cost arising from your use of or reliance on information provided on this website. This includes but is not limited to financial loss, property decisions, or legal consequences. The service is provided “as is” without warranty of any kind.

6. Commercial links and affiliate disclosure

Some pages on Hoodi may include contextual links to third-party products and services (such as insurance quotes, energy improvement services, or tutors). Where these are affiliate or commercial links, they will be clearly indicated. We may receive a commission if you click through and make a purchase. We do not guarantee that Hoodi will be available at all times. The service depends on third-party APIs and infrastructure that may be subject to outages or changes outside our control. We reserve the right to modify, suspend, or discontinue the service at any time without notice.
